京华时报讯（记者孙雪梅）目前，北京已有11个自住房项目开始申购。恒大御景湾、金隅汇星苑等四个项目已完成申购家庭资格审核，预计近期有项目开始摇号。昨天，北京市住建委发布消息，各自住房项目将视申购情况，按一定比例摇取购房家庭，原则上不低于房源套数的2倍。

与小客车摇号类似

北京市住建委相关负责人介绍，在对小客车指标摇号、保障性住房摇号等工作调研的基础上，根据相关政策规定和自住房特点，编制了软件设计方案，选用小客车指标摇号软件研发公司，组织开展研发。可以说，自住房的摇号与小客车的摇号软件基本类似。

自住房摇号软件采用“双重随机”设计思路。一是摇号编号随机。购房家庭在现场确认时将从3组随机4位数字中任选其一作为前缀，与资格审核系统自动生成的内部编号共同组成唯一的摇号编号，消除报名先后对摇号结果的影响。

二是种子号随机。摇号时，现场将随机邀请6位购房家庭代表，每人随机抽取1位数字，组成6位种子号，摇号软件根据种子号从通过审核的家庭数据库中随机抽取申购家庭，确定选房顺序。

同时，北京市住建委还将提供验证软件下载，摇号结束后，社会各界可自行下载当期购房家庭数据包，验证摇号结果。

摇取家庭含备选组

相关负责人表示，各自住房项目将视申购情况，按一定比例摇取购房家庭，原则上不低于房源套数的2倍。也就是说，假设一个项目有2000套房源，那么最终就摇出4000个家庭。前2000个家庭是正选组，后2000个家庭是备选组。如果前2000个家庭有放弃选房，房源有剩余的话，那么备选组的家庭就可以依次选房。

同时，自住房摇号将先针对优先家庭。优先家庭摇号选房后，如仍有剩余房源，将再组织非优先家庭摇号选房。中签的购房家庭将按开发企业指定的时间、地点选房签约。

另据介绍，截至今年5月底，今年北京新开工各类保障性住房2.9万套，完成全年开工任务的42%；竣工5.5万套，完成今年竣工任务的55%；保障房建设投资额274亿元，完成全年投资任务的55%。

资格审核后：具备资格的购房家庭数据库刻盘封存。

摇号前：开发企业随机通知部分购房家庭，作为代表到现场监督摇号。

摇号时：公证人员查验专用计算机和光盘的封存状态，从购房家庭代表中抽签选出6人公开抽取种子号，输入计算机，开始摇号。

摇号完成：由公证人员现场公示摇号结果，刻录光盘，宣读公证词，封存计算机和结果光盘。

购房家庭可到项目销售现场或登录北京市住建委网站查询摇号结果。
